• We do accept Credit/Debit cards

• 50% deposit is required on reservation.

• Deposits are not-refundable.

• Please note once a reservation has been made any changes such as reduction of days or changes of dates or change of room type is deemed a cancellation of the original reservation and as such the deposit is forfeited.

• Changes such as additional days are not deemed cancellations and therefore if the accommodation is available the deposit is carried forward.

• In the event of a no show or a cancellation with less than seven days notice prior to the date of arrival, an amount equivalent to 100% of the total booking value will be charged. If you are concerned about the possibility of cancellation you are advised to take out travel insurance.

• All cheques must be guaranteed by debit or credit card

• Some weekends get booked very quickly, we ask sometimes for a minimum of 2 nights stay over some high seasons. Please call to clarify.

• Lost keys will be charged at £10.00 – if you do accidentally take the key with you –please do post back to us.

• Standard Check-in is from 4pm (16.00) and no later than 8pm (20.00). For pre advised and avoidable arrivals after 20.00, arrangements can be put in place. If you arrive before 4.00 please do give us a ring 01284 810283 for prior arrangement.

• Check out Monday to Friday is by 11am ~ Saturday and Sunday 11.00 am; and extended check out may be available by arrangement, we generally charge £10.00 per hour & after 15.00hrs a full night will be charged. We ask that rooms are strictly vacated by 15.00hrs.

• There is a strict no smoking policy within all the buildings – we reserve the right to charge for cleaning & any smoke damage

• Noise and music must be kept to a reasonable level to ensure peace to other guests – please do discuss what constitutes “reasonable” if you think that this might be an issue. Our premise license stipulates no loud/live music after 11pm

• We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to other guests.

• Supervision of children if present.

• Electricity is included but we do ask you to be as energy efficient as possible and keep doors & windows shut in the winter and turn off lights when not in use.

• Leaving areas clean and tidy, (self catering mainly) We do not expect miracles but equally we do not expect to find washing up, unsorted rubbish, un cleared away plates and any other unsavoury surprises. We will deduct money from your deposit for clearing up a filthy mess. Cleaning materials have been supplied.

• Please advise if you have extra/other guests invited for the day/evening.

• This is our home and no amount of financial compensation can compensate for the hassle factor of dealing with disrespectful or very drunk guests and the damage that may be caused to the beautiful gallery space and surroundings – also we would rather not worry about your safety.

• If you have a problem, in the unlikely event that you have a problem during your stay, you must bring it to the attention of the management at a time to ensure that we have an opportunity to rectify it.
